I see a fog between the two panes of glass. What can be done about that & do I have to replace the whole window?

The “fog” that you see is actually moisture that has settled between the panes of glass due to a break or fail in the seal that is made between the two panes of glass and the spacer bar that adjoins them. There may only be certain times during the day that this may be visible. Times during the day that the relative humidity is the highest a seal failure is most visible. This kind of service only requires a simple change-out of either the glass or sash depending on window type. Deciding to leave a seal failure untreated results in decline of the insulating property and allows water to filtrate into the frame of the window or sash causing wood rot.

What causes interior condensation & how can I better control it?

Interior condensation is the most visible indication that your home has a high level of humidity. It is not a sign of a defect in your windows. Our lifestyles (bathing, cooking, and laundry) along with the use of humidifiers heighten the percentage of moisture that is trapped in your home. Houses and additions constructed today are very energy efficient and wrapped very tightly which does not allow the moisture generated in the house to escape. If left uncontrolled excessive condensation can cause damage to the wood work on or around your windows. Please keep in mind, if water is accumulating on your glass chances are moisture is also settling in harder to see areas promoting mold, mildew, wood rot, ice build up and causing your paint to blister or become bubbled. Additional information is available on-line to offer suggestions on controlling your indoor humidity levels and preventing window condensation. Some of the most effective ways to alleviate condensation on your windows is to promote warm moving air and opening blinds and window coverings. Most importantly lowering the output of your humidifier and promoting ventilation are more long term solutions to your humidity problem.

I moved into my home 1 year ago and one window seems to have cracked on its own. What causes this and how much will it cost to fix?

This crack you're referring to is known as a stress crack. It is caused by the house settling. Settling naturally happens during the first few years after construction. The downward pressure can result in a crack on the interior pane of glass. Fortunately, most manufacturer's warranties covers stress cracks for one (1) year after purchase...
